Certificate from the syndicate on the condition of the condominium – Free template to download (Act 16)

Do you need to provide a certificate from the condominium association when buying or selling a condo in Quebec? Since Bill 16 came into effect, condominium associations must provide a certificate attesting to the condition of the condominium (mandatory) when selling a unit or upon request.

To make things easier for you, we provide a FREE certificate template that is ready to download and complies with the new requirements.

Why is a certificate from the condominium association mandatory?

Since Bill 16 came into effect, the seller of a condominium unit must provide the buyer with an official certificate prepared by the association, in accordance with section 1068.1 of the Civil Code of Québec.

This document allows you to:

  • Inform the buyer about the financial and technical health of the condominium
  • Demonstrate the transparency of the syndicate
  • Reduce the risk of litigation during the real estate transaction.
  • Facilitate and speed up the sale of a condo

According to section 1068.2 of the Civil Code of Québec, the buyer may request this information in order to make an informed decision.
